Alojamiento Turístico en Viviendas de Alquiler. El impacto de las ETV sobre el precio de la vivienda en alquiler

[spa] En este trabajo, nos centraremos en cómo ha influido la regulación del alojamiento turístico en viviendas de alquiler en las Islas Baleares y el precio en las viviendas de uso residencial en la Ciudad de Palma de Mallorca. Para ello, primero se revisa el concepto de economía colaborativa, un nuevo fenómeno que ha surgido dentro de la economía que ha influido directamente en el mercado del alojamiento turístico debido a la gran oferta de viviendas en alquiler de los últimos años. Se dan unas pinceladas sobre la nueva regulación que se ha aplicado a este tipo de alojamiento, ya que lo han visto necesario para frenar la competencia desleal que había sobre el resto de los tipos de alojamientos turísticos reglados. Por último, se realiza un estudio de los cambios en la demanda turística, la oferta de viviendas residenciales y los cambios en el comportamiento económico y social para concluir que el alquiler de viviendas turísticas no ha sido el responsable del incremento en el precio del alquiler residencial en la ciudad de Palma de Mallorca de los últimos años.

[eng] In this paper, we will focus on how the regulation of tourist accommodation in rental apartments in the Balearic Islands and the price in residential apartments in Palma de Mallorca has influenced. To do this, we first review the concept of sharing economy, a new phenomenon that has emerged within the economy that has directly influenced the tourist accommodation market due to the large supply of rental apartments in recent years. Some insights are given on the new regulation that has been applied to this type of accommodation, as they have seen it necessary to put an end to unfair competition that was on the rest of the types of regulated tourist accommodation. Finally, a study is carried out on the changes in the tourist demand, the offer of residential apartments and the changes in the economic and social behaviour to conclude that the rental of tourist apartments has not been responsible for the increase in the price of residential rental in the city of Palma de Mallorca in recent years.
