[spa] En este trabajo de fin de grado se analiza la evolución que ha tenido el precio de
la vivienda en las Islas Baleares en el periodo comprendido entre 2014 y 2020.
Esta evolución se investiga desde el marco teórico con los diferentes autores
que han escrito sobre ella haciendo énfasis en Airbnb y en el concepto de
gentrificación turística, además de otros factores que afectan al mercado
inmobiliario. Desde un marco empírico se analiza tanto el mercado de vivienda
en alquiler como el mercado de vivienda en propiedad y un caso concreto de
gentrificación turística en las Islas Baleares que se da en Santa Catalina.
Como resultado principal de la investigación, por un lado, se observa que el
precio del mercado de vivienda en propiedad en Baleares ha crecido al alza en
los últimos años debido al crecimiento que ha tenido la economía para el periodo
analizado y las mejoras crediticias además de las restricciones geográficas que
limitan la oferta, la cual es muy rígida. Por otro lado, el mercado de alquiler
también ha crecido de forma sustancial, sin embargo, el alquiler turístico y las
plataformas online, como Airbnb, no han sido las únicas causas de este
crecimiento que parece no tener límite.
[eng] In this paper, we analyze the evolution that the housing prices have had in the
Balearic Islands between 2014 and 2020. We will research this evolution from the
theoretical framework with the different authors that have written about this topic,
emphasizing on Airbnb and the concept of touristic gentrification, among other
factors that affect the real state market. From an empirical point of view, we will
analyze the rental housing market and the housing ownership market, as well as
a specific case of touristic gentrification in the Balearic Islands, that takes place
in Santa Catalina.
As the main result of the investigation, on the one hand the price of the housing
ownership market in the Balearic Islands has grown in the last years due to
economic growth and credit enhancements, also the geographic restrictions that
limit the supply, which is very rigid. On the other hand, the price of the rental
housing market has also grown substantially, nevertheless, tourist rentals and
online platforms, like Airbnb, have not been the only causes of this growth, which
seems to have no limit.
