Análisis de viabilidad de un proyecto de inversión hotelera

Abstract

[spa] El presente trabajo de fin de grado pretende analizar la viabilidad de un proyecto de inversión hotelera, con el fin de poder determinar su rentabilidad y por lo tanto su puesta en marcha. Para empezar, se realizará un análisis detallado de la situación, definiendo en primer lugar la ubicación del proyecto para luego analizar a sus principales competidores. Además será necesario realizar un estudio del entorno siguiendo el modelo PEST y un análisis de mercado lo cual nos va permitir conocer las principales características del sector hotelero y el perfil del turista. Por último se desarrollará un análisis DAFO con el fin de conocer el contexto competitivo de nuestra empresa. Con toda esta información obtenida se pasará luego a describir las características del negocio así como los servicios a ofrecer. Finalmente se realizará el análisis de viabilidad del proyecto, determinando en principio la cantidad a invertir así como su financiación, además de ello se realizaran ciertas previsiones que van permitir calcular los flujos de caja y por consiguiente conocer la rentabilidad del proyecto. Para terminar, y con el fin de evitar riesgos en situaciones futuras, se realizará un análisis de escenarios y un análisis de sensibilidad.

[eng] This end of degree project aims to analyze the viability of a project hotel investment, in order to determine its profitability and therefore its implementation. To begin, will be held a detailed analysis of the situation, defining the project location in the first place to then analyze its main competitors. In addition, it will be necessary to conduct an environmental study following the PEST model and a market analysis which will allow us to know the main features of the hotel industry and the tourist profile. Finally a SWOT analysis will be developed in order to meet the competitive context of our company. With all this information obtained is then passed to describe the features of the business as well as the services to offer. Finally feasibility analysis of the project will be developed, determining at first the amount to invest as well as their financing, moreover will be made certain provisions that will allow to calculate the cash flows and therefore know the profitability of the project. To end and in order to avoid risks in future situations, a scenario analysis and a sensitivity analysis will be performed
