Pla estratègic y viabilitat econòmica d’un projecte empresarial: hotel de 3 estrelles a la Platja de Palma

[spa] Con este trabajo de grado se persigue analizar un proyecto empresarial hotelero que consiste en la adquisición de la gestión de un hotel de 3 estrellas en la zona turística Playa de Palma, Islas Baleares, a través de un contrato de management. Nuestro reto es realizar un plan estratégico a 5 años y una reforma inicial para aumentar la categoría y demostrar que el proyecto es rentable financieramente y viable económicamente de manera que podremos pagar una cuota al propietario y obtener beneficios económicos. Para conseguirlo, se realizará un estudio de mercado global y de la zona, estimaciones de ingresos y costes y posteriormente un análisis de viabilidad económica. Además se aplicarán estrategias en las diferentes áreas y departamentos y se aclararán las características y aspectos del contrato de management hotelero

[eng] This thesis aims to analyse a hotel business project that consists of the acquisition of the management of a 3 star hotel in the tourist area Playa de Palma, Balearic Islands through a management contract. Our challenge is to make a 5-year strategic plan and an initial reform to increase the category and prove that the project is financially profitable and economically viable so that we can pay a fee to the owner and obtain economic benefits. To achieve this, it will be carried a global and area market study, an income and cost estimations and an economic feasibility analysis. In addition, strategies will be applied in the different areas and departments and the characteristics and aspects of the hotel management contract will be clarified.
