Abstract

[spa] El objetivo del trabajo presentado a continuación tiene como objetivo explicar el desarrollo de un plan de negocio. En concreto, el estudio de la puesta en funcionamiento de un establecimiento hotelero en la ciudad de Palma de Mallorca cuya actividad se engloba dentro del hotel de ciudad (HC en adelante). Queda patente que en los últimos años el turismo tradicional de sol y playa se ha estancado. El turista que nos visita demanda un cambio y es ahí donde radican las nuevas oportunidades de negocio basadas en modelos alternativos de alojamiento. Dejemos, de inicio, constancia de las características propias de un HC; además de las genéricas de cualquier hotel, caben destacar: Que estén instalados o que se instalen en zonas calificadas y ordenadas como núcleo antiguo por los instrumentos de planteamiento general; que estén instalados o que se instalen en edificios amparados por la legislación reguladora del patrimonio histórico o que estén catalogados por los instrumentos de planteamiento y situados en núcleo urbano; que estén instalados o que se instalen ajustándose a lo que disponen los instrumentos de ordenación y planteamiento, como aptos para la ubicación en suelo urbano. Este hecho ha sido clave a la hora de apostar por la apertura de un nuevo HC en dicha ciudad de Palma. Recibirá el nombre de Hotel Ciutat de Mallorca y se ubicará en pleno centro histórico de la ciudad. Ocupará una superficie de 600m2. Y constará de cincuenta habitaciones con baño y un Gastrobar en el que se servirán desayunos tipo buffet y comidas y cenas a la carta. Tanto su ubicación como las características arquitectónicas del inmueble hacen que este proyecto presente un atractivo especial como nuevo plan de negocio. El Hotel Ciutat Mallorca, pretende convertirse en un referente del turismo de ciudad aportando valor y calidad a la ciudad de Palma de Mallorca.

[eng] The objetive of this work then aims to explain the development of a business plan. Specifically, the study of the operation of a family owned hotel in the city of Palma de Mallorca whose activity is included within the city hotel (hereafter HC). It is clear that in recent years the traditional sun and beach has stalled. The tourists who visit us demand a change and that is where lie the new business models based on alternative accommodation. This has been key when betting on the opening of a new HC in this city of Palma. It will be called Ciutat de Mallorca Hotel is located in the historic center of the city. It will occupy an area of 600m2. And consist of fifty rooms with bathroom and a Gastrobar where buffet breakfasts and lunches and dinners are served a la carte. Both its location and architectural features of the property makes this project particularly attractive as this new business plan. The Hotel Ciutat Mallorca, aims to become a landmark of the city tourism adding value and quality to the city of Palma de Mallorca.
