Estudio de viabilidad de un proyecto hotelero II. Hotel Durimar

Abstract

[spa] El presente Trabajo de Fin de Grado pretende analizar la viabilidad de un proyecto hotelero, para así poder determinar su rentabilidad y su posible puesta en marcha. El análisis de dicho proyecto, consiste en un estudio de mercado tanto a nivel internacional, nacional y local. En este caso, las Islas Baleares, y más concretamente, Mallorca, es el centro de este estudio de mercado. Los resultados obtenidos en este análisis, determinan el gran potencial del sector turístico, por lo que se plantea la viabilidad de un proyecto hotelero de cuatro estrellas superior situado en la zona de Paguera, Mallorca. Finalmente, se estudia la viabilidad económica del proyecto, haciendo referencia a los flujos de caja mensualmente indicados el primer año, y anualmente el resto de años. También se estiman gastos e ingresos con tal de indicar la rentabilidad del proyecto y su posible recuperación de la inversión inicial.

[eng] This end of degree study aims to analyze the feasibility of a hotel project, in order to determine its profitability and its possible start-up. The analysis of this project consists of a market study at an international, national and local level. In this case, the Balearic Islands, and more specifically, Mallorca, is the center of this market study. The results obtained in this analysis determine the high potential of the tourism sector, so this proposal of viability of a four-star superior hotel project located in the area of Paguera, Mallorca, is considered. Finally, the economic viability of the project is studied, making reference to the monthly cash flows indicated in the first year, and annually the rest of the years. Expenses and income are also estimated in order to indicate the profitability of the project and its possible recovery of the initial investment.
