Viabilitat econòmica-financera de un projecte empresarial

[cat] En l'elaboració d'aquest treball es busca com a objectiu dur a terme una anàlisi dels procediments necessaris per a l'elevació de la categoria hostalera d'una a quatre estrelles, així com mostrar la seva possible viabilitat des d'un punt de vista economicofinancer. Per a aquesta anàlisi s'usaran eines típiques de l'avaluació de projectes d'inversió com poden ser el valor actual net (VAN), la taxa interna de retorn (TIR) i l'anàlisi del pay-back o termini de recuperació. En l'inici d'aquest estudi, es contextualitza al lector amb una descripció de l'element principal del projecte, el recinte hoteler. A continuació, s'introdueix també a l'empresa explotadora d'aquest recinte, que proporcionarà l'enllaç amb els tur operadors i, per tant, els principals ingressos de l'hotel. Més endavant, es du a terme l'anàlisi de viabilitat d'aquest projecte i la seva conclusió, la qual estarà basada en la informació objectiva que resulti de les eines citades en el paràgraf anterior.

[eng] In the elaboration of this proyect, the objective is to carry out an analysis of the necessary procedures for the elevation of the hotel category from one to four stars, as well as to show its possible viability from an economic-financial point of view. For this analysis, typical tools for the evaluation of investment projects will be used, such as the net present value (NPV), the internal rate of return (IRR) or the analysis of the pay-back or recovery period. At the beginning of this study, the reader is contextualized with a description of the main element of the project, the hotel complex. Next, the operator of hotel is also introduced, which will provide the link with the tour operators and, therefore, the main income of the hotel. Later, the feasibility analysis of this project and its conclusion are carried out, which will be based on the objective information that results from the tools mentioned in the previous paragraph.
