Las segundas residencias en el mercado inmobiliario de Baleares

[spa] Las Islas Baleares son el principal destino turístico de muchos viajeros que buscan unas vacaciones paradisiacas, este hecho hace que la demanda de vivienda de los no residentes en las diferentes islas haya tenido un crecimiento sostenido a lo largo de los últimos años. En este trabajo se hace un análisis sobre el impacto en el tejido inmobiliario de las Baleares fomentado por el turismo de segunda residencia por extranjeros, un estilo turístico con un enfoque más sostenible ambientalmente, más resiliente a los shocks como vemos en la época post-pandemia y menos estacionario. El turismo residencial hace que tanto la sociedad balear como el estado salga beneficiado, una parte por la iniciativa privada y la otra por la recaudación de impuestos.

[eng] The Balearic Islands are the main tourist destination for many travelers looking for a paradisiacal vacation, this fact makes the demand for housing of non-residents in the different islands has had a sustained growth over recent years. In this paper analyzes the impact on the real estate fabric of the Balearic Islands promoted by second home tourism by foreigners, a style of tourism with a more environmentally sustainable approach, more resilient to shocks as we see in the post-pandemic era and less stationary. Residential tourism makes both the Balearic society and the state benefit, one part by private initiative and the other by tax collection.
