[eng] The objective of this thesis is to enlighten the steps to follow concerning the
investment for an exclusive four-star hotel. It analyses not only the Spanish
market, but the Balearic, more precisely. This project uses different data of the
hotel industry, such as the hotel prices index, the occupation rate and the gross
operating profit, so as to estimate the five first cashflows. Its aim is to answer
some of the main questions when it comes to an investment project: should it be
accepted? Will it be profitable? What if it goes wrong? How successful could it
be? In the means of making a successful and profitable investment, various
indicators will be computed. In the first place, the net present value can be
obtained thanks to the cashflows, when showing a positive result, it should be
accepted. Following, the internal rate of return (TIR), answers the second
question. Finally, the payback period will show when the investment is fully
recovered using the accumulated cashflows. Lastly, the scenario analysis shows
two different possible pathways, in response to the last two interrogatives. The
report concludes with a positive outcome from the previous findings.
