Gentrificación, un ejemplo práctico: barrios de Palma de Mallorca

Abstract

[spa] En este trabajo trataremos de analizar cómo ha afectado la gentrificación a los barrios del Casc Antic, Santa Catalina y Pere Garau. Para ello investigaremos la relación entre la evolución al alza del alquiler y el precio de compra venta de vivienda con la gentrificación. También enfatizaremos las consecuencias que conlleva la gentrificación en los distritos mencionados. Dichas consecuencias son un aumento de desahucios por impago del alquiler, el trasvase de nacionalidades de los residentes, importantes cambios en el tejido comercial tradicional y una sustitución de la población tradicional por una nueva de mayor poder adquisitivo. Las consecuencias de la gentrificación sobre el precio del alquiler de vivienda se ven agravados por la oferta de alquiler turístico. Plantearemos las posibles opciones de gestión de la administración frente al problema que supone la gentrificación.

[eng] In this paper, we will analyze how gentrification has affected neighbourhoods in the city of Palma de Mallorca, specifically in Casc Antic, Santa Catalina, and Pere Garau. In order to do this, we will research the relationship between the evolution of rent prices in housing that rise and the price of purchases and sales in the housing market with gentrification. We will also emphasize the consequences that gentrification has in the districts we have mentioned. These consequences are an increase of evictions due to non-payment of rent, the change in nationalities of the residents, important changes in the traditional commercial structure, and a substitution of traditional citizens for new ones that have more purchasing power. The consequences of gentrification on the price of rent are aggravated by the offer of touristic leases. We will pose the possible management options for the administration in order to face the problem of gentrification.
